The Council’s New Build Programme

The council successfully bid for funding from the government body Homes England (HE), and has been developing brownfield sites with new social housing.

The council’s Housing Services Department has delivered 51 new residential units in Thanet, within the Homes England Affordable Homes Programme.

These are a mixture of flats, houses and bungalows on parcels of land currently or historically providing blocks of garages within established residential areas in Margate and St Peter’s, Broadstairs and Ramsgate.

Funding was secured from Homes England on the condition that units meet specific criteria, including minimum gross internal areas as per the HCA Type 1 Standard and Lifetime Homes compliance.

Refurbishment projects

Find out about the council’s work in taking problems and derelict properties and bringing them back into use for affordable housing.  Live Margate campaign.  These properties become available through the Kent Homechoice website.  To bid for a tenancy of these properties, you will need to be on the council’s Housing Register.

New build developments by housing associations

Mulberry Place, Margate CT9 2TP

This site was previously the Laleham Gap School, Northumberland Avenue Cliftonville Margate. Orbit Housing Association have delivered 70 new dwellings on this site, completing the scheme in 2021. There is a mixture of 3 and 4 bedroom detached, semi-detached and terraced houses. These were available to purchase outright, through Shared Ownership or the Government backed Help to Buy Scheme: Equity Loan. The site has 39 affordable rented housing units. Brooke Close, Margate CT9 5FQ

The land to the rear of 2 to 28 Kingston Avenue, Garlinge has been developed into 43 new dwellings by PCR Projects Ltd and completed in June 2020. There is a mixture of 2, 3 and 4 bedroom properties on the site. Thanet District Council has taken on 8 of these units for affordable rent. These units have now been let through Kent Homechoice, the council’s choice based lettings system. If you are interested in renting a social or affordable rented property you need to register on the Kent Homechoice website. Landspeed acquired 4 two-bedroom ground floor apartments which have all been sold through Landspeeds Shared Equity model. Orchard Close (off Manor Road), St.Nicholas at Wade CT7 0NY

Heritage Fields Phase 1 is part of a larger development by Sunningdale House Developments at St.Nicholas at Wade. The scheme comprises 39 dwellings completed in June 2021. There is a mixture of detached 3, 4 and 5 bedroom houses. Moat Homes has taken on 12 affordable housing units, of which 2 are for affordable rent and 10 are for Shared Ownership.
